RECOMMENDATION:
Recommendation Concerning a Partial Release of Lien on Property Located at 6300 Ard Road.

That the Board:

A.  Authorize the Chairman to execute a partial release of the environmental enforcement lien on property located at 6300 Ard Road owned by the Federal National Mortgage Association; and

B.  Authorize payment of incidental expenses associated with recording a partial release in the public records.
BACKGROUND:
In 2015, the environmental code enforcement division initiated an action to abate violations on property located at 6300 Ard Road.  At the time, the apparent owner was Betty J. Hennington.  The Federal National Mortgage Association was mistakenly listed with Ms. Hennington as the owner/violator on the orders executed by the Special Magistrate and recorded in the public records. The Federal National Mortgage Association recently acquired the property through foreclosure of its mortgage, and the lien created by the Special Magistrate's orders are a cloud on its title.
BUDGETARY IMPACT:
Funds for payment of recording costs are available in the Environmental Code Enforcement Division's escrow account with the Clerk's Recording Office. (BCC Code Enforcement Acct. 13302150).
