RECOMMENDATION:
Recommendation Concerning Acceptance of Quitclaim Deeds in Connection with the Proposed Sale and Purchase with Navy Federal Credit Union.

That the Board approve the acceptance and authorize the recording of the quitclaim deeds to the County from Arthur P. Bell, Jr. and Nellie J. Bell, Robert B. Bell and Carol S. Bell, and Frank Pilcher and Margaret G. Pilcher, in connection with the proposed sale and purchase of approximately 96 acres to Navy Federal Credit Union. 
BACKGROUND:
The survey of the eastern portion of NOLF-8 prepared for Navy Federal Credit Union in 2019 disagrees with the surveys prepared for the Navy in 2011 and the County in 2016. Specifically, Navy Federal Credit Union's survey shows a potential deed overlap along the northeast portion between the NOLF-8 property and adjacent parcels previously purchased by Navy Federal Credit Union.  The attorney for Navy Federal Credit Union obtained quitclaim deeds from the Bells/Pilchers to address any potential claims arising out of the disparity. Upon approval  by the Board, Navy Federal Credit Union's attorney will record the quitclaim deeds in advance of the anticipated closing on the sale of the County's acreage to Navy Federal Credit Union later this year.
