The applicant is requesting to remove parcel from the Mid-West Escambia County Sector Plan, Muscogee Detailed Specific Area Plan(DSAP), and also requesting assignment of a Future Land Use category of Mixed-Use Suburban (MU-S).

BACKGROUND
The applicant is requesting to remove the parcel from the adopted Escambia County Mid-West Sector Plan (SP), Muscogee Detailed Specific Area Plan (DSAP). The subject parcel is located on the south-eastern perimeter boundary of the SP, off Kingsfield Road.

Based on the public records of Escambia County, the Escambia County Property Appraiser, there is a single-family residence on-site. The current underlying zoning for the parcel is LDR, with a maximum residential development allowance of 4 du/acre.
A rezoning request for the parcel was approved on 2 May 2019 by the BOCC changing the zoning district from Agriculture to Low-Density Residential.

The applicant is also requesting that the BOCC assigns a Future Land Use (FLU) category of MU-S. The existing Land Use derived from the adopted DSAP Final Land Use Plan, identifies the parcel under the Conservation Neighborhood designation, with a maximum residential development allowance of 3 du/acre.
